Vodnjan Negrin – Tourism and golf destination

The Vodnjan project covers 1,680,980 m² of land on the west coast of Istria, in the north‑western part of the City of Vodnjan, with open views towards Pula, Rovinj and the Brijuni islands. Approved county, city and detailed urban plans (PPIZ, PPUGV, UPU TRP Negrin, UPU Golf Negrin) define two core components: TRP Negrin – a commercial tourism zone T1/T2 of 50 ha with a capacity of 2,200 beds (three 4–5* hotels with 760 beds and 240 villas with 1,440 beds), and Golf Negrin – an R1 golf course of 105 ha (18 holes, club house, villas) with a capacity of 300 beds. The total planned capacity is 2,500 beds and a maximum GBA of 500,000 m², with a development concept focused on senior living, families and sports, and at least 40% of the building area arranged as parks and green areas.
