Project name: PHAROS Luxury Resort – 50 luxury villas with wellness and medical center.

Location: Island of Hvar, Pokonji Dol zone, near Hvar town center.

Description: The project envisages the construction of 50 high‑end villas in a prestigious T2 tourism zone next to Pokonji Dol, only 2 minutes by car (10 minutes on foot) from Hvar town, fully oriented towards the luxury tourism market and supported by integrated wellness, medical and commercial facilities.

Key potentials:

• Total Pokonji Dol area 256,639 m², with around 60,000 m² dedicated to the 50‑villa project zone.

• Urban planning parameters: Kig 0.12, Kis approx. 0.24–0.245, maximum building height ground floor + 1 floor, up to 6 m.

• Minimum villa setback from coastline 100 m, preserved natural beach and views of the Pakleni Islands.

• Integrated wellness and medical center of approx. 2,883 m², generating an estimated annual income of about 1.7 million EUR and extending the season.

Financials and objectives:

• Average investment per villa: approx. 1,261,683 EUR (land, construction, infrastructure, permits).

• Expected sales price per villa: approx. 2,070,000 EUR; total sales volume 103.5 million EUR for 50 villas.

• Estimated total net annual income from rental and wellness: approx. 8.97 million EUR, supporting attractive ROI with an ADR of about 1,380 EUR and strong occupancy.
